The energy-efficient home: what keeps running costs low, and which subsidies can help

An energy-efficient home is not a luxury — it is a long-term saving. We look at which technical decisions matter the most, and how the financing side can be aligned with them.

Energy efficiency today is no longer only a matter of environmental awareness — it is a tangible financial factor: a well-designed home keeps lower running costs for decades than an average one built alongside it.

What really determines the running costs?

The thickness and continuity of the insulation, airtightness, avoiding thermal bridges, and summer shading together determine how much energy is needed to run the house. CLT technology starts out with a structural advantage here, but traditional construction can also achieve excellent energy performance with the right design.

Building services only cover what is left over

Many people put most of their planning effort into the heat pump or the solar panels, yet the role of the building services is secondary: a well-insulated, airtight building only needs a smaller and cheaper mechanical system.

It is worth optimising the envelope first, and only then sizing the building services to it — the reverse logic does not work well.

How does this connect to financing?

Energy-efficient solutions often require a higher upfront investment, which is repaid over the longer term by the savings on running costs. That is why it is worth thinking this through together already at the financial-planning stage — as part of our financing support service — to work out which energy upgrades pay for themselves fastest, and for which ones a dedicated subsidy is available.

In summary

  • The structure and the insulation bring the biggest savings — not the building services on their own.
  • Decisions are best made at the design stage, not afterwards.
  • Aligning the financing side with the technical design pays off over the long run.
