CSOK
Everything you need to know about CSOK Plusz
CSOK Plusz is the new form of the Hungarian family home-creation subsidy, offering married couples a fixed-rate, subsidized loan of up to 3% interest in exchange for having children. It can be used to buy a new or existing home, as well as to build or extend one.
Maximum 3%
Subsidized, fixed-rate loan with a term of 10–25 years.
HUF 50 million
The amount available depends on the number of children pledged and already born.
HUF 10–10 million
HUF 10 million of the loan principal is forgiven for the second and every subsequent child born.
Transparent terms, serious support for starting a family
The essence of the subsidy is that, in exchange for having children, married couples can get a discounted loan, exemption from duty and, in certain cases, a VAT refund as well. The application framework includes personal, social security and other eligibility conditions.
Who can apply?
CSOK Plusz can be taken out jointly by married couples, generally until the wife turns 41. Under certain transitional rules, other cases may also apply if the conditions are met.
What can it be used for?
It can be used to build a new home, to buy a new or existing home, and to extend one. The amount of support depends not on the purpose but on the number of children.
What extra benefits does it offer?
It may come with an exemption from duty and, in certain cases, a VAT refund, which can meaningfully reduce the overall cost.
How much can be borrowed?
Important to know
CSOK Plusz cannot be taken out for children you already have alone – a pledged (future) child is also required.
How can it be used?
4 years
Time available for the birth of the first pledged child.
8 years
Deadline for the birth of the second pledged child.
10 years
Deadline for the birth of the third pledged child.
A separate option in preferred small settlements
Rural CSOK can be used to buy, extend and modernize an existing property in preferred small settlements, and in certain places it can also be combined with CSOK Plusz.
What can it be spent on?
Half of the subsidy can go toward the purchase price, the other half toward extension and/or modernization. In some cases it also remains available for modernizing an already-owned property.
Who can use it?
Cohabiting partners, married couples and single parents raising a child alone may also be eligible, but for a pledged child there are separate age and marital-status conditions.
Floor area requirements
- 1 child: minimum 40 m²
- 2 children: minimum 50 m²
- 3 children: minimum 60 m²
- for a new single-family home: minimums of 70 / 80 / 90 m²
What counts as an extension?
The property must gain at least one additional living room, or an attic conversion or an added storey may also qualify. Converting an existing non-living room into a living room alone is not sufficient.
